Auburn Storefront Rental Desired

I’m in search of a 1st floor retail space 700-2000 sq. ft.

Foot traffic would be nice for visibility, but not necessary, as this rental is intended for a 2nd location for an established by-appointment-only hi-end stereo store currently operating in Sacramento for the past 8 years.

This space can also be off the beaten path a bit, but with proximity to the downtown or old town areas.

Downtown or Old Town Auburn is desired, but open to all offerings in the greater area.

Willing to sign a 1 year+ lease if required and I can pay a couple of months rent/deposit upfront if need be.
