Pick the house you want to Rent – Kittle Real Estate

In Northern Colorado, renting a home might be difficult for a variety of reasons. We know a better way to carry it out.

First, the problems

1) The majority of rentals are churned over for years by different renters and are not in good condition.

2) Beating out other applicants and wasting application fees

3) Most rentals have pet restrictions

4) Some are straight out scams

As a Realtor I used a program for my own family that lets you pick out a house that is on the market for sale, not for rent, and move into that one on a 12 month lease. Investors buy homes to rent out, this way they let you pick the house and they tell you how much each house you like would rent for prior to purchasing it for you. That is attractive to an investor because they know if they buy the house they will have it filled from day 1 at an acceptable rental price and you’re in.

In my case, i saw a home I loved in Wellington on the market for 400k. They agreed to buy it if i was ok with $2300 a month rent, I agreed, they purchased it and a month later my family was living in it. Best of all my 3 animals were ok. They are very pet friendly. Once you move in it’s just like any other rental, there was a property management company that handles any issues that arose during the 2 years I lived there.

With the cost of houses in Northern Colorado you should assume any house on the market will rent for at least $2000 a month, then obviously the more expensive the house the higher the rent. They cap houses they will buy at 650K being the highest, and it cannot be a house that has a lot more than 2 acres.

I have now put 60 families through this program. To qualify you will need to have good but not great credit, around 600-620 should be enough, and obviously provable income that can cover the agreed upon rent.

One last benefit – you reserve the option to buy the house at any time while renting if you choose, but no obligation. However it is nice to know that if you end up loving the house while renting you do not have to move out when you are ready to buy if you don’t want to.
